New Roofs, What's Involved

A new roof is a full replacement, not a repair. We strip the existing covering back, inspect and replace defective battens, timbers and felt, then rebuild the roof as a complete weatherproof system, underlay, battens, tiles or slates, ridge, verge, valleys and flashings all detailed together so water has nowhere to sit or track.

Most homeowners reach this point after years of small repairs. If you are calling someone out every winter, paying for another few tiles and still watching a stain grow on the bedroom ceiling, the covering has usually reached the end of its working life and repairs are no longer economic.

Everything is priced as one fixed figure after a proper look at the property, including access, scaffolding and disposal. You know the final cost before a single tile is lifted, and it does not move because the job took longer than we thought.

Who it's for
Homeowners and landlords with a roof over roughly 40–60 years old, repeat leaks in more than one place, widespread slipped or delaminating tiles, or sagging visible along the ridge line.
When it's needed
When repairs stop holding, when a survey flags the covering during a sale or purchase, after severe storm damage, or when a loft conversion or extension means the roof has to be reworked anyway.
Why a professional job matters
A roof fails at its details, not its middle. Underlay laps, ventilation, valley and abutment flashings and the fixing pattern all have to be right, and they all sit hidden under the finished surface where a bad job looks identical to a good one until it rains.

What Happens If It's Left

Nothing outside a house gets cheaper to fix by waiting. Here is how this one escalates.

Water never stays where it gets in

Rain entering at a failed valley runs along timbers and drops out somewhere else entirely. By the time a ceiling stains, the joists, insulation and plaster above it have usually been wet for months.

Wet timber turns a roof job into a structural job

Sustained damp rots rafters and batten ends. Replacing a few metres of timber during a planned re-roof is routine; discovering widespread rot after a ceiling collapses is a different scale of work and cost.

Soaked insulation quietly costs you money

Loft insulation that has been wet stops working and does not recover. Heating bills climb while damp spreads into the rooms below.

Storm damage accelerates once the surface is open

One missing tile lets wind get underneath the surrounding course. A small gap after an autumn gale is often a large one by February.

Common mistakes we're called in to undo

  • Paying for repeat patch repairs on a covering that has already reached the end of its life.
  • Accepting a day rate instead of a fixed price, so the bill grows with the job.
  • Having new tiles laid over tired felt and battens, which hides the real problem rather than fixing it.
  • Skipping ventilation, which pushes condensation into the new roof space.
  • Letting a caller who knocked at the door start work with no written quote, no insurance and no guarantee.

Our Process

The same five steps on every job, so you always know what happens next.

01

Inspection

We visit, get up and look at the roof and loft space properly, and establish whether you genuinely need a re-roof or whether a repair will do.

02

Fixed price in writing

You get a clear written quote covering scaffolding, materials, timber allowance, disposal and the finished detailing. Free, and no obligation.

03

Strip and structural check

Scaffold goes up, the old covering comes off and the timbers, battens and wall plates are inspected while they are exposed.

04

Rebuild

Breathable underlay, new treated battens, new tiles or slates, ventilation, dry ridge and verge where suitable, with leadwork to valleys, chimneys and abutments.

05

Verification and completion

We check every detail, clear the scaffold and site, leave the property tidy and hand over your 10-year workmanship guarantee.

What You Get

One fixed price

Scaffolding, materials, labour and disposal quoted as one figure before work starts.

Decades of service life

A correctly rebuilt roof is a once-in-a-generation job rather than an annual repair bill.

Dry, healthy roof space

Proper ventilation and underlay stop condensation forming in the loft.

Insulation that keeps working

A watertight covering keeps loft insulation dry, so it goes on doing the job you paid for.

One accountable team

A team of five led by Mitchell Buckland; the person quoting is the person on site.

Guaranteed and insured

10-year workmanship guarantee, public liability and employer's liability insurance.

New Roofs in Detail

Materials, methods and the variations we cover across Cardiff, Newport and the wider South Wales area.

Coverings we fit

Concrete and clay interlocking tiles, plain tiles, natural and fibre cement slate. Choice is driven by the pitch, the structure's load capacity and what sits on neighbouring properties; a heavy clay tile cannot simply be swapped onto a roof designed for lightweight slate without checking the timbers.

Pitched and flat roofs

We cover both. Pitched roofs are rebuilt as a battened, underlaid tile or slate system; flat areas such as extensions, dormers and porches are built up as a continuous membrane with proper falls to the outlet, upstands at abutments and edge trims, because standing water is what kills a flat roof.

Leadwork and detailing

Valleys, chimney flashings, soakers, step-and-cover at abutments and lead saddles are formed on site. These are the points that leak first on a poorly built roof, so they get the most attention on ours.

Ventilation and condensation control

Warm damp air rising from the house has to escape. Eaves, ridge and tile vents are specified to suit the roof build-up, so you do not solve a rain problem and create a condensation problem.

Roofline, gutters and disposal

A re-roof is the natural time to replace tired fascias, soffits and guttering, since the scaffold is already up and the eaves are exposed. We price it in the same quote if you want it, and all old material is removed and disposed of.

Residential and commercial

Most of our re-roofs are houses, bungalows and extensions across Cardiff and Newport, but we also take on small commercial units, workshops and outbuildings where the same principles apply on a larger span.

Where we carry out this work

We work from Crumlin Drive in St Mellons across Cardiff, Newport, St Mellons, Vale of Glamorgan, Caerphilly, Penarth and the surrounding South Wales area. See the areas we cover, browse all of our services or head back to the MB Construction homepage.

New Roofs, Common Questions

How much does a new roof cost in Cardiff?

It depends on the size and pitch of the roof, the covering you choose, the access and scaffolding needed and how much timber has to be replaced. We do not quote blind over the phone: we visit, measure and give you a fixed written price for free.

How long does a re-roof take?

A typical house re-roof runs over several days once scaffolding is up, with the timescale confirmed in your quote. Weather can move dates, and we will tell you straight away if it does.

Do I need to move out?

No. The work is carried out from outside and the roof is made safe at the end of each working day.

How long will a new roof last?

A correctly built tile or slate roof is a long-term covering measured in decades rather than years. Your workmanship guarantee runs for 10 years, and materials carry their own manufacturer warranties.

Can you repair instead of replacing?

Often, yes, and we will tell you when that is the better call. We will not sell you a full re-roof if a repair solves the problem.

Do you handle emergency roof problems?

Yes. We are contactable 24 hours a day, 7 days a week for emergency roof repairs, including storm damage and active leaks across Cardiff and Newport.

Is scaffolding included?

Yes. Access and scaffolding are included in the fixed price quoted, so there is no separate bill arriving later.

Are your quotes really free?

Yes. We come out, look at the job properly and put a fixed price in writing. There is no charge for the visit and no obligation to go ahead.

Do you charge a day rate?

No. Every job is quoted as a fixed price. The figure you agree is the figure you pay, whether the work runs quicker or slower than we expected.

Is the work guaranteed and are you insured?

All of our work carries a 10-year workmanship guarantee, and we hold both public liability and employer's liability insurance. Ask to see the documents before work starts and you will get them.

Which areas do you cover?

We are based on Crumlin Drive in St Mellons and work across Cardiff, Newport, the Vale of Glamorgan, Caerphilly, Penarth and the surrounding South Wales area.
