Roof Repair, What's Involved

A roof repair is targeted work on a covering that is otherwise sound: slipped or cracked tiles, failed pointing, split flashings, blocked or broken valleys, storm damage and leaks around chimneys and abutments.

The skill is in diagnosis. Water entering high on a roof can run several metres along a rafter before it drops, so the damp patch on your ceiling rarely sits under the actual failure. We check the loft as well as the covering, follow the track back and fix the source.

Every repair is quoted as a fixed price after we have seen it. For emergencies we are contactable around the clock and will make the roof safe first, then talk about the permanent fix.

Who it's for
Anyone with an active leak, a ceiling stain, missing tiles after a gale, or damp appearing around a chimney breast or extension join.
When it's needed
Straight away for an active leak. Sooner rather than later for slipped tiles, sagging gutters and cracked flashings, which get worse every time it rains.
Why a professional job matters
Roof work is worked at height on a surface that breaks if you stand in the wrong place. It also needs someone who knows the difference between a rain leak and a condensation problem; the wrong diagnosis means paying for work that changes nothing.

What Happens If It's Left

Nothing outside a house gets cheaper to fix by waiting. Here is how this one escalates.

A small leak is a slow structural problem

Water tracks into battens, rafters and wall plates. Timber that stays wet rots, and rotten timber is a far bigger job than the tile that let the water in.

Ceilings and plaster go next

Repeated wetting blows plaster, stains paint and eventually brings a section of ceiling down. Redecorating before the roof is fixed is money spent twice.

Damp and mould follow water

Persistent moisture in a roof space or wall creates the conditions for mould, which affects the air in the rooms below.

Insurers expect maintenance

Damage that developed from a fault you knew about and left is a much harder conversation with an insurer than sudden storm damage reported promptly.

Common mistakes we're called in to undo

  • Treating the ceiling stain as the location of the leak.
  • Slapping mastic or roofing sealant over a flashing, which traps water rather than shedding it.
  • Letting a cold-caller 'spot a problem' from the road and start work with no written price.
  • Ignoring blocked gutters and valleys, which force water back under the tiles.
  • Waiting for the next storm before ringing anyone, when the repair is smallest now.

Round-the-clock availability

Fixed price, not a day rate

You know what the repair costs before we start, however long it takes us.

Honest advice on repair vs replace

If a repair is the sensible answer we will say so. If the roof is finished, we will say that too.

Damage stops spreading

Fixing the entry point protects timbers, insulation, plaster and decoration below.

Properly formed leadwork

Flashings reformed rather than smeared in sealant, so the fix lasts.

Insured and guaranteed

Public liability and employer's liability cover, plus a 10-year workmanship guarantee.

Roof Repair in Detail

Materials, methods and the variations we cover across Cardiff, Newport and the wider South Wales area.

Leak tracing

We work from the inside out as well as the outside in: loft inspection for damp timber and daylight, then the covering, valleys, flashings and penetrations. Staining patterns, batten marks and run lines tell you where water has actually travelled.

Storm damage

South Wales gales lift tiles, twist ridge caps, tear flashings and bring down aerials and branches onto roof surfaces. We make the roof safe first, then repair the covering and provide the written detail you need for an insurance claim.

Chimneys and abutments

Chimney stacks are the most common leak point on an older Cardiff house: failed haunching, cracked pointing, corroded or lifted flashings. We repoint, reform lead step-and-cover flashings and renew soakers.

Valleys and gutters

Valleys concentrate water from two roof slopes into one channel; blocked or split, they overflow under the tiles. We clear, repair or reline valleys and renew broken guttering, downpipes and joints.

Flat roof repairs

Extensions, dormers and porches suffer from ponding, split seams and failed upstands. We patch where a patch will genuinely hold and rebuild the covering where it will not.

Condensation, not a leak

Sometimes the water is coming from inside the house. Where the cause is a ventilation problem in the roof space, we will tell you rather than sell you a repair that fixes nothing.

Where we carry out this work

We work from Crumlin Drive in St Mellons across Cardiff, Newport, St Mellons, Vale of Glamorgan, Caerphilly, Penarth and the surrounding South Wales area. See the areas we cover, browse all of our services or head back to the MB Construction homepage.

Roof Repair, Common Questions

How much does a roof repair cost?

It depends on the fault, the access and the height. Small repairs are modest; leadwork and valley work cost more. We look first, then give you a fixed written price for free.

How quickly can you come out?

For emergency roof repairs we are contactable 24 hours a day, 7 days a week and will get to you as fast as we can. Non-urgent repairs are booked in at a time that suits you.

Can you fix it in the rain?

We can usually make a roof safe and stop water coming in during bad weather. Permanent repairs, especially leadwork and bedding, need dry conditions to be done properly.

How long does a repair take?

Many repairs are completed in a single visit. Anything needing scaffolding or extensive leadwork is scheduled, with the timescale set out in your quote.

Will the repair be guaranteed?

Yes. Our workmanship carries a 10-year guarantee.

Should I repair or replace the roof?

If the covering is sound and the fault is local, repair. If tiles are delaminating across the whole roof and you are calling someone out every winter, a re-roof is cheaper over five years. We will give you a straight answer on site.

Do you work with insurance claims?

We provide a clear written quote and description of the damage that you can pass to your insurer.

Are your quotes really free?

Yes. We come out, look at the job properly and put a fixed price in writing. There is no charge for the visit and no obligation to go ahead.

Do you charge a day rate?

No. Every job is quoted as a fixed price. The figure you agree is the figure you pay, whether the work runs quicker or slower than we expected.

Is the work guaranteed and are you insured?

All of our work carries a 10-year workmanship guarantee, and we hold both public liability and employer's liability insurance. Ask to see the documents before work starts and you will get them.

Which areas do you cover?

We are based on Crumlin Drive in St Mellons and work across Cardiff, Newport, the Vale of Glamorgan, Caerphilly, Penarth and the surrounding South Wales area.
